Is It Safe to Pressure Wash a Tiled Roof?
High-pressure washing can damage a tiled roof by stripping the protective surface, cracking brittle tiles and forcing water under the tiles into the roof space. A low-pressure soft wash that kills moss and lichen with a cleaning solution is the safer way to clean most tile and metal roofs. Always use someone who works safely at height.
What can go wrong
Old concrete tiles lose their surface coating under high pressure, which makes them more porous and quicker to grow mould again. Terracotta can chip, and walking on brittle tiles can crack them.
The safer approach
Treat the moss, lichen and mould, give it time to work, then rinse at low pressure. Clear the gutters afterwards, because debris washes into them.
When a roof needs more than cleaning
Cracked tiles, loose ridge capping or worn coatings are jobs for a roofer. A good cleaner will photograph and report them rather than ignore them.
